The rental market remains cluttered, yet inaccessible for many: roughly 637 properties were available for rent, and the median monthly rent stood at $2,350, (down 4 % from a year earlier). Market statistics vary by village: for example, Yigo’s median home price is about $549,995 with a listing price around $283 per sq ft, while Tamuning averages $428,000 at $325 per sq ft.

  • Selectivity, not a crash. Based on data from the Guam Association of REALTORS® MLS, houses that are priced realistically, well maintained and clearly presented still sell. Overpriced or poorly maintained homes take longer; buyers have become more intentional and patient.
